How should a Bali or Phuket villa optimize its OTA mix?

Start with a like-for-like distribution audit. Search each priority channel using the same stay dates, guest count, room type, currency, device, login state, meal plan, cancellation policy, and tax display. Reconcile what the guest pays with what the property expects to receive. Fix availability, mapping, content, and policy errors before adding promotions.

Destination arrivals can inform language, merchandising, and campaign hypotheses, but they do not reveal which OTA will convert best for one villa. Baliโ€™s official statistics publish arrivals by origin and month. Combine that evidence with the villaโ€™s own impressions, bookings, cancellations, completed stays, and contribution by channel.

1. Run a comparable guest-facing audit

2. Reconcile the complete rate stack

For each visible offer, record the base rate and every adjustment between that rate and the guestโ€™s final price. Separately calculate the expected payout after commission, property-funded discount, payment cost, tax treatment, and any contracted fee.

Do not assume that a label such as โ€œmember,โ€ โ€œmobile,โ€ or โ€œpreferredโ€ has the same funding or eligibility on every account. The current partner terms and the live property account are the source of truth.

Do not switch programmes blindly

Programme names, controls, and eligibility can vary by market and property. If an offer is unclear, request written support confirmation before changing it and record the before-and-after economics.

3. Match merchandising to observed demand

Use official destination data to form testable hypotheses. If a relevant source market is growing, test accurate language support, family occupancy details, transport information, dietary options, and image sequencing that reflects the actual villa. Do not infer that a nationality prefers a particular amenity without guest research.

For every room or villa type, verify:

  • bed, occupancy, bathroom, pool and access details;
  • current exterior, interior and view photography;
  • distances described using a consistent method;
  • check-in, deposit, cancellation and damage policies;
  • inclusions that operations can reliably deliver.

Use the platform-approved communication route for booking and stay operations. If the property offers a WhatsApp concierge, state its purpose and do not automatically add the guest to promotional campaigns. Record valid consent where marketing consent is required, provide an opt-out, and respect the OTA contract and applicable privacy rules.

5. Measure completed-stay contribution

Review each channel using a consistent period and stay-date basis:

  1. impressions or searches, where available;
  2. property-page views and conversion;
  3. gross bookings and cancellations;
  4. completed room nights and revenue;
  5. total channel and payment costs;
  6. net contribution after variable stay costs.

Change one material variable at a time on a bounded set of dates. Keep a decision log with the hypothesis, dates, inventory, offer, expected result, actual result, and rollback point.

Limitations

Public destination statistics do not disclose a villaโ€™s channel mix, profitability, or guest intent. OTA ranking logic and property-specific commercial terms are not fully public. Validate every commercial recommendation using the current account, contract, and property data.
