What should a homestay or villa website do?

It should help a guest decide whether the property fits the trip, then provide a clear booking or enquiry path. The website complements OTA discovery by giving the owner space for complete, current evidenceโ€”not by making unsupported claims that it will outperform every listing.

1. Answer the guestโ€™s decision questions

The first mobile screen should identify the property type, destination, defining feature, and primary next step. The rest of the page should resolve practical questions:

  • which unit or rooms the guest receives;
  • maximum occupancy, beds, bathrooms, and accessibility;
  • private versus shared spaces;
  • pool, kitchen, parking, Wi-Fi, power backup, and staff arrangements;
  • distance and realistic travel time to relevant landmarks;
  • check-in, pets, children, events, visitors, noise, and security policies;
  • total price components and cancellation terms.

Use current property photographs with useful captions and alt text. Do not use an aspirational destination image to represent an amenity the guest will not receive.

2. Design the enquiry and booking paths together

Provide a clear โ€œCheck availabilityโ€ or โ€œBookโ€ action for ready guests. Offer WhatsApp or a short form for questions that genuinely need a host response, such as meal requirements, pool safety, event rules, or accessibility.

Every path needs a visible fallback. Publish expected response hours, preserve dates and occupancy when moving into the booking engine, label external handoffs, and confirm what happens after form submission. Ask only for information needed at that stage and obtain appropriate consent before marketing follow-up.

Search dates, open the booking or enquiry path, and verify that property, dates, occupancy, currency, price, fees, and policies remain intact. Repeat the test on a slow connection and after a validation error.

3. Compare direct and OTA offers fairly

Airbnb documents different service-fee structures, including split-fee and single-fee arrangements, with applicability depending on the host and listing. The live account and current terms are the source of truth. Avoid publishing one universal fee percentage or presenting the full difference as automatic owner savings.

When reviewing an offer, compare the same dates, occupancy, unit, meal plan, taxes, service fees, cancellation terms, payment timing, and loyalty or platform discounts. A direct perk may be useful, but it should be real, costed, available for the stated stay, and described without hiding material conditions.

Do not use an OTAโ€™s messaging or booking flow to divert a guest or collect prohibited off-platform fees. Airbnbโ€™s current policies restrict certain off-platform payments and require listings and terms to remain accurate. Check the propertyโ€™s current agreement before changing the guest journey.

4. Build trust with verifiable property evidence

Trust comes from consistent facts across the website, map profile, OTA listings, booking engine, and confirmationโ€”not from decorative badges. Publish the legal or trading identity where appropriate, working contact details, address context, policies, secure payment handoff, and a clear way to resolve booking issues.

Display reviews only with a traceable source and current rating context. Do not imply that SSL alone protects every part of a third-party payment or booking flow.

5. Use structured data for visible facts

Googleโ€™s vacation-rental structured-data documentation describes eligibility and required property information. Mark up only facts visible on the page, keep the content and structured data consistent, and validate the result. Eligibility does not ensure a rich result or placement.

Track qualified enquiries, booking searches, completed reservations, cancellations, net value, and assisted conversions. Use that property-level evidence to improve the page instead of relying on a universal conversion benchmark.
